Museum of the Future is a truly unique project. It is a 85 meters tall, 140 meters long stainless steel clad ring, that houses high-tech future technology exhibitions. It is a Design & Build contract and Koltay Facades is involved on the Main Contractor’s side to define and develop the facade cladding strategy and review the facade contractors works.

Imperial Avenue

A prominent luxury residential tower in the Downtown – Burj Khalifa District area, 190 meters tall with elliptical floorplans and a 5 story high rectangular void at the center. The two significantly stepped floorplates create recreational decks and terraces. Crescent Hotel

The inverted crescent moon shaped iconic off-shore hotel is located in Baku, Azerbaijan. The development consists of two 30 floors towers connected by a 200m span steel truss structure, clad with glazed curtain walling, and a large retail podium with freeform roof and freeform glass skylight at the main axis. Our scope is developing and specifying the facade systems for tender, including BMU strategy, then follow up with contractor’s workshops, document reviews and site inspections.

Fountain Views

This mega development consist of a large, 12 story retail podium that forms an extension to the famous Dubai Mall, connected to it via link bridges over the road. There are 4 residential and luxury hotel high-rise towers from 40F to 80F height located on top of the podium structure. The development is designed by 3 different architects and the facade works are contracted to 5 different contractors (this far! we still have some packages under tender). Koltay Facades is looking after the whole development including all external facade areas of the podium and four towers, for facade engineering and BMU strategy consultancy, from schematic stage to handover.

Meydan Beach Hotel

A 55 story luxury hotel, reaching 258 meters in height, located at Dubai Marina in front of Jumeirah Beach Residences. Significant portion of the tower is vertically straight while on the left and rights wings of the podium, the floor plates are stepped to create terraces at each end bay. The 19m height tension cable glass walls give a unique visual experience as you can see through the building from the Jumeirah Walk till the beach. The One

High-end, 300 meters tall residential and hotel development consisting of 2 towers and a large connecting skybridge with glass floored tourist attraction feature and lobby space with large glass membrane wall. Burj Vista

Burj Vista consists of two high-rise residential towers (20F and 70F), reaching the height of 254 meters. It is located just opposite Burj Khalifa, at the center of Dubai Downtown. The buildings have an interesting, positive-negative massing, with outward inclined glazed facade areas. Koltay Facades have been involved from Schematic Design, to provide facade engineering consultancy and BMU facade access strategy consultancy services, until handover. Two 65 story cylindrical high-rise towers, consisting of repetitively stacked villas – a unique concept that provides high garden ratio, individual swimming pools and good city views with all units. To maximize views and connect to the green gardens, a fully glazed facade is adopted. Infinity pools are integrated with glass balustrades. Vida Residences

Vida Residences

A 58 story high-rise serviced apartment hotel tower with duplex penthouse units, reaching 235 meters in height. Koltay Facades provides Facade engineering and BMU strategy Consultancy, from Concept Stage. We are developing the systems together with the architects, defining the performance requirements, preparing the tender drawings and performance specifications for both the facades and the BMU. The building has a triangular shape, and an expressed verticality. The vertical interfaces in between stone and glazed areas are emphasized by concealed lighting strips. The intricate detailing poses no compromise on the performance of the building envelope, thanks to early involvement and integrated design approach. The penthouse flats include double height glass walls, providing unique views of downtown. The glazed walls are developed with steel support system with minimal obstruction to views. The podium areas are stone clad, with hard duty detailing, with integrated glazed store fronts.

The Opus

The Opus

Zaha Hadid’s Opus by Omniyat, located in Dubai Business Bay, is under construction. The project consists of two 20 story towers connected by a bridge, with the inner facades forming a seamless fluid glass surface, resembling melted ice. Following Agnes’s involvement at design stage, we have finalized the system design, materials, technologies used, developed system integrated external lighting, addressed changes to the geometry. We also review the contractor’s design, attend design workshops, performance testing, carry out site inspections. The project utilizes single curved and double curved glass panels, installed in skylight systems, wall systems and soffit systems, in perfect transformation, interfacing with the external flat facades. Undoubtedly one of the most challenging project in the region, we are using advanced 3D computing technology and building on our earlier experience and research work in freeform glazing methods to deliver this project.

Dubai Design District

Dubai Design District, consisting of 10 buildings (5F-12F) just East of Dubai Downtown will provide a future hub for fashion design related companies, ranging from well known high end international design houses to startup SMEs. Koltay Facades are providing facade engineering services for Design & Built procurement, including Facade Performance Specifications, technical tender reviews, design workshops and site meetings, document reviews and approvals of drawings, engineering calculations and material data. The main system is unitized glazed curtain walling with integrated sail shading features. Further packages include courtyard glass walls, glass fin supported glazing, glass balustrades, glazed skylights, shopfronts with folding doors. The project utilizes existing concrete structures, where the brand new facade design has to correspond to existing site conditions. The project runs on a tight construction schedule.

Esfahan Convention Center

Shopping mall, 8 storey 5 star hotel and conference center with auditorium building and administrative wing by Atkins. Large glazed concourse area with 130 meters long 30 meters wide glazed roof. GRC, stone, metal, glazed cladding systems. Total GFA is cca 250,000m2. Full scope façade engineering and BMU consultancy, concluded by the preparation of the façade and BMU tender drawings and specifications.

The two main facade features of this projects had undoubtedly been the patterned GRC clad spherical core and the connecting concourse skylight. The skylight is designed to span across separate seismic units, and clad with point fixed glazing. The overhead glass has been specified as laminated glazing, for safety. For the main building, GRC (Glass fiber Reinforced Concrete) panels were selected as recommended cladding material for their lightweight, durable and easy-to-shape properties. GRC can be molded into the required curved shape. The repetitive pattern was developed via real size mock ups with the architect, considering technical and aesthetic aspects.
